TOWN MOUNTAIN PROPERTIES LLC

Town Mountain Properties LLC is the sister company of Love The Green Real Estate Consulting Firm. Mary Love is the Broker In Charge for both companies. We have been managing long term lease properties since 2004. We take pride in maintaining a personal relationship with the property owners, vendors and tenants. Our online portals allow for quick responses and clear communication.

SERVICES

PROPERTY INSPECTIONS

Initially meet with the owner at the property and make recommendations that will allow the highest possible rent.

We conduct thorough inspections and digitally document the condition of your property photos at the time of tenant move-in and move-outs. We also provide tenants a Move-In Inspection form at the time of move-in. More frequent inspections are available upon request for additional fee.

SECURING TENANT

Advertise the property on social media, numerous rental websites, and various print materials and signage. In house notice will be given to our networking groups, such as Realtors and Carolina Real Estate Investors Association, builders, and selected HOAs.

Potential tenants will complete an online application. Town Mountain Properties will Interview and screen potential tenants as to their credit history and residential references and work history. We also meet pets before making decision about pet (if pets are allowed)

LEASE AGREEMENT PROCESS

Prepare and execute NC Residential Rental Contract. Tenants will have individual online portals for their copy of rental agreement and to make repair requests.

Security Deposits remain in a Trust Account at First Citizens Bank 601 New Leicester Hwy, Asheville, NC 28806. TMP will return security deposit minus damages and fees to tenant upon termination

Property owners will be able to access lease through their own portal.

RENTCOLLECTION AND DISBURSEMENT

Tenants will deposit rent electronically through their individual portal.

Notice of “rent due” and Late Fees will be sent through the portal.

Notice of “Time to Renew Lease” will be sent through the portal.

Remit rents less management fees and any repairs to the owner. This may be done through “OWNER” portal.

MAINTENANCE

Secure contracts with vendors to perform regularly scheduled services, such as landscaping, mowing, pest, etc.

Town Mountain Properties has a list of preferred vendors to perform various services and this allows for timely appointments.

Monitor and address requests made by the tenant. Tenants have their own portal to make all requests and include pictures.

Owners have a portal to review all scheduled and requested maintenance as well as invoices of services.

Owners provide a $500 reserve.

Repair cost over $500 must have pre-approved by owner, unless otherwise stated by property owner.

Property owner must maintain property insurance at all times (check with your agent about proper insurance when renting out the property)

EVICTION

Notice will be sent a through the portal as well as placed on the door of the tenant.

Town Mountain Property will follow the legal process to resolve the issue.

ADDED VALUE

Prepare end of year reports and send to owners along with 1099 Form for tax reporting.

• We stay on top of the rental market. We quickly relay programs that benefit either the property owner or the tenant in order to ensure continues rents. Ex. We contacted all tenants at the beginning of Covid and asked about their health and finances. We provided them with local services and grant programs in the event they needed assistance.

MANAGEMENT FEES: --ONE YEAR LEASE PROGRAM:

$500 Finder Fee each time new tenant is placed

10% of monthly rent --12% if on a bill pay program
